This past fall Mary Ann and I embarked on a "I need a place to live now" search. Since I had a specific set of parameters, we thought it would not be too difficult a task. I knew where I wanted to live, I knew I wanted a ranch style house, I knew I wanted to be near the future light rail, and I knew I needed a yard for the dogs.

Then we began...... evenings were spent combing the listings, then Mary Ann would swing by and pick me up from work to go see 5 or 10 houses. We scoured west Denver between Ave and I-70, even going further north for a few. We quickiy found a great property except for the fact that it lacked a certificate of occupancy! Considering that essential and considering that we now questioned the integrity of the remodel, we made a low but not unreasonable offer that was rejected and not even countered. That property ultimately sold months later for approximately our offer!

To forge ahead meant to go elsewhere or see what a higher purchase price would bring. And a higher purchase price didn't help us until we saw the positively, very last house on the list. So we finally get in this house as the wife did not want to sell and dodged calls to arrange a showing, and it's a candidate. We make a cash offer, once again checking out the title company, and have it accepted. Done deal. Yeah! Mary Ann arranges the inspections and we ’rind one major problem and several minor ones. House desperately needs new roof so we counter less the cost of the roof. Nope, we're back on the streets with no other choice than to once again see what a little higher purchase price would bring. By now we've seen it all from nice to bulldozer bait to needing a remodel to been remodeled to flat out scary... l\/lary Ann went in that one alone .

This is all happening so quickly, too! The 3rd time was the charm. And for the third time, Mary Ann found major mistakes in the title work and other documents that were solely from sloppy work by others. She was present at all the inspections, met with contractors on the property when I couldn't be there, and more...Property is perfect and in no way could I have succeeded without a committed and resourceful agent.
